Nestled in the Al Hajar Mountains the mixed-use development is set over 11.8 sq. km of wilderness, tailored towards attracting visitors and residents all year round through a well-thought master plan that accommodates residential, hospitality and multi-functional assets across three distincive villages - Eastern Souq Village, Western Cliff Village, Wadi Al Harbi Village and a range of unique amenities.

Role
AtkinsRéalis won a preliminary masterplan ideas competition and was commissioned by the Omani Ministry of Housing and Urban Planning (MoHUP) for the preparation of the Vision and Concept Masterplan for Al Jabal Al Aali site at Al Jabal Al Akhdar – one of the highest mountains in Oman.
The 11.5km2 site is characterised by a plateau sitting at an average 2,400m a.s.l.; it features a 5km long escarpment edge with an almost vertical drop towards Wadi Bani Kharus.
The project was awarded ‘Best Urban Design Project’ at the Omani Dossier Construction Awards 2023.
At the core of this development lies a commitment to sustainability, with three pillars driving the proposal.
- Nature: a contextual design that preserves and enhances the natural environment and identity, building on its altitude, climate, views, and dark skies.
- Culture: a design that leverages the tangible and intangible heritage of the area, building on the local traditions of the Jabal
- Future: a design which blends technology, with low impact construction methods and resource self-efficiency, new lifestyles, and nature to create a new blueprint for living in the Omani mountains.
The spatial strategy, led and informed by biodiversity and beauty of the site, revolves around of three main features:
- The Wadi Park
- The Cliff Edge
- The Towns
