Soudah Peaks represents a groundbreaking approach to luxury mountain tourism development, establishing Saudi Arabia's first high-altitude destination and redefining how heritage, landscape and hospitality can coexist at scale. Set within the Aseer Province and spanning 637.5 km², the destination rises from 802m to 3,015m above sea level - the Kingdom's highest peak - offering a rare "above the clouds" microclimate and lush mountain landscapes unlike anywhere else in the region. As Lead Master Planners appointed by Soudah Development Company and the Public Investment Fund (PIF), AtkinsRéalis has developed one of the Middle East’s most ambitious mountain tourism initiatives. Our role encompassed shaping a comprehensive development strategy that balances ecological integrity, cultural preservation, international hospitality standards and architectural traditions while establishing Saudi Arabia as a premier global mountain tourism destination.

Authentic cultural integration celebrating Aseer's unique architectural identity
The masterplan draws on Aseer province’s rich cultural heritage, incorporating UNESCO World Heritage sites such as Rijal Almaa and adapting Soudah Peaks’ traditional stone architecture and distinctive decorative elements. We established masterplan design guidelines that balance traditional vernacular with contemporary interpretations. These guidelines ensure architectural consistency across zones while allowing innovation that respects cultural authenticity, without turning the area into a static museum. Central to this vision is the Soudah Guidelines, developed collaboratively with Soudah Development. The guidelines establish a rigorous set of principles governing architecture, landscape, culture, and environmental stewardship. They have since set the benchmark for the broader Aseer Development Guidelines, ensuring long-term consistency, authenticity, and quality across future growth. Phase 1 of the project includes comprehensive heritage management frameworks, conservation guidelines, cultural sustainability strategies, and management plans for key historical sites and cultural landscapes, demonstrating commitment to preservation alongside development.
